QUESTIONS

Questions and answers

Buying

Is it free for buyers?

Yes. Buyers never pay a fee here: not to join, not to look, not to make an offer.

What kind of deals are these?

Off-market properties wholesalers already have under contract. You buy their position in the contract, usually by assignment. OffMarketLaunch is a marketplace, not a broker, and takes no part in the sale.

Where do the numbers come from?

The asking price, after-repair value and repair estimate are the seller's own. Check the condition, the comparable sales and your costs before you buy.

Why can't I see the address?

Visitors see the city, ZIP and numbers. Sign in (free) and you see the street, the full description, the comparable sales and the seller's record.

How do new deals reach me?

Set your buy box (ZIP codes, counties or states, a price range, property types). Each newly listed deal that fits it comes to you by email, or in a roundup if you choose one. Deal texts are optional: turn them on in Settings and a text comes too. Reply STOP to end every text; emails have their own link to stop them. See the text message terms.

How do I make an offer?

On the listing: the amount, earnest money, a close date, your terms, a note, and proof of funds if you have it. An offer needs a mobile number confirmed by a texted code first - the wholesaler who accepts has that number and nothing else to reach you on. They see your offer and your record, never anyone else's. One offer per listing; you can change or withdraw it until they answer.

Can I use Claude or ChatGPT with my account?

Yes. Add https://www.offmarketlaunch.com/mcp as a custom connector in Claude, ChatGPT or any other app that takes an MCP connector, sign in here when it asks, and press Allow. Then ask it about the deals here: it searches listings, reads a deal's numbers and comparable sales, works out what to offer, and checks on your offers and saved deals. It can't make an offer or message anyone; those stay on the site. Disconnect it any time in Settings, under Buying.

What does the contract badge mean?

The wholesaler uploaded the purchase agreement, and we read it and matched its address and buyer against the listing. It is the only way a listing earns the badge, and until a wholesaler's first deal closes here, their listings can't go up without one.

Can I see the property first?

Yes. Ask for a walkthrough on the listing with the times that suit you; like an offer, it needs a mobile number confirmed by a texted code. The wholesaler confirms a time, and you hear by text, or by email if you stopped texts.

Listing

What does it cost to list?

Nothing, while we open. Listing is free, and for now so is everything the paid plan has: answering offers and questions, the buyers' details, Buy now, documents and sending from Campaigns. Deal texts to buyers are 100 a month for each wholesaler, and email to buyers has no limit. If that changes, you hear by email 30 days before; then the paid plan is $99 a month, or $990 a year, billed through PayPal.

Is my first listing reviewed?

Yes. Until we approve your business, each listing you publish comes to us first. After that, yours publish straight away.

Who sees my listing?

Anyone browsing the site sees the city, ZIP and numbers; signed-in buyers see the address. Every buyer whose buy box it fits hears about it by email, or by text if they turned deal texts on.

Can I bring my own buyers?

Yes. Add them or import a spreadsheet onto your list. We don't text people you add; share your own sign-up link instead, and whoever signs up through it lands on your list.

How do I hear about offers?

On the site and by email, and by text if you tick Offer texts. Offers are ranked so the strongest is first.

What is my record?

What you posted, assigned, closed and canceled, and how long your deals take. It sits beside every listing you put up, next to what buyers said about you.
