Privacy policy
Last updated October 12, 2026
OffMarketLaunch is operated by OffMarketLaunch LLC (“we”, “us”). This policy explains what we hold about you, who else can see it, and what we do not do with it. It describes what the site actually does rather than what a policy usually says.
A note on roles, because it decides who owes you what. The text messages described here are sent by us, not by the wholesalers who list on the site. Licensed software and Twilio carry them, but the duty to you is ours.
What we collect
If you are buying
- Who you are. Your name, the buying entity you trade as if you give one, your email address, and your mobile number once you confirm it.
- What you are looking for. Your buying criteria — zip codes, counties, states, price range, property types, bedrooms, how much work you will take on.
- What you do here. Listings you save and the private notes and calculations you save on them, questions you ask, walkthroughs you request, offers you make, and ratings you write.
- Your record. Counts of offers made, accepted, honored, closed and backed out of.
If you are listing
- Your business profile — business name, the person to ask for, a public email and phone, website, the areas you work, and what you write about yourself. This is shown to buyers beside every listing, which is its purpose.
- Your listings — the address, the numbers, the photographs and the description.
- Your record — listings posted, put under contract, closed and canceled, and the ratings buyers have written about dealing with you.
Either way
Log data, IP address, browser and device information, and a record of what was done in the account, used to run and secure the site.
If you sign in with Google, Google tells us your name, your email address, whether Google has verified that address, and an ID for your Google account, which is how we recognize you next time. We ask for nothing else: not your contacts, your calendar or your files. We never post to your Google account or act in it.
What we deliberately do not collect
Buyers have no profile photograph. There is nowhere to upload one, on purpose. A picture of a buyer’s face in front of a seller choosing between offers is a fair-housing exposure, and the cheapest way not to have that problem is not to have the picture. Wholesalers do have one, because a business being judged on its record should be identifiable.
We do not ask for a social security number, a date of birth, or bank details. Nothing on this site takes a payment from a buyer. A wholesaler’s paid plan is paid through PayPal: we never see the card or the bank account, only whether the plan is paid, which plan it is, and until when.
Photographs
Every image uploaded here is decoded and written again before it is stored. That strips the metadata cameras attach, including GPS coordinates — so a photograph taken at a property does not carry that property’s location, or a photographer’s, to whoever downloads it later.
Who sees what
- Visitors see a listing’s city, zip and numbers. Not the street address, and the map pin is approximate.
- Signed-in people see the full address and the seller’s record.
- A wholesaler you contact with an offer, a question or a walkthrough request sees your name or entity, the contact details on your account, what you sent, and your record, so they can answer you. Our terms let them contact you about that deal only, unless you agree to more. A wholesaler whose buyer list you join through their own sign-up link sees the same details.
- No wholesaler can look through the buyers on the site. A wholesaler sending out a listing sees how many buyers it would reach, never who they are. It reaches buyers who are not on their own list only through our own alerts, under each buyer’s own settings.
- An AI app you connect, such as Claude or ChatGPT, reads what you allowed when you connected it: the listings you can see, and your own offers, saved deals and buy box. It can’t make an offer or change anything. What it does with what it reads is under that app’s own privacy terms. You can disconnect it in Settings, and a new password disconnects every app.
- Ratings you write are published under a first name and an initial — “Marcus B.” — never your full name or your contact details.
Texting
Confirming your number and agreeing to deal alerts are two separate acts, and the tick box for alerts is never pre-ticked. The full description of the program — what we send, how often, and how to stop — is in the text message terms.
We never sell or rent your mobile number, and we never share it, or your agreement to receive our texts, with anyone for their marketing, wholesalers included. Every text we send is written by us, and no wholesaler can use our number to text you. A wholesaler sees your contact details only when you go to them yourself, as described under Who sees what.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
Who else we use
Twilio carries our text messages. Our email is sent by our mail provider. Google or Apple confirms who you are when you choose to sign in with one. PayPal takes a wholesaler’s payment for the paid plan, under PayPal’s own privacy statement. Listing photographs and descriptions are read by an automated content check before they are published, to catch what should not be on the site. We use these to run the service, not to build a profile of you, and none of them may use your information for their own purposes.
We do not sell personal information, and we do not share it for cross-context behavioral advertising.
Cookies
We keep you signed in with a token stored in your own browser. We do not run advertising trackers on this site.
Keeping it
We keep your account while it is open. Close it and we remove what we no longer need — but we keep a record of an opt-out permanently, so that a STOP keeps being honored, and we keep what the law and our tax and security obligations require. Offers and ratings connected to a completed transaction stay, because the other party to that deal relies on them.
Your choices
- Change your details, your criteria, and whether you get texts, from your settings at any time.
- Turn either side of your account off — buying or listing — without deleting anything.
- Reply STOP to any text to end them.
- Use the link in any deal email to stop deal emails. A STOP to our texts does not stop them.
- Download a copy of what we hold about you, as a file, from Settings, under Account: Download my data.
- Close your account from the same place: Close my account. For a buyer, open offers are withdrawn and the wholesalers told, texts and emails stop, and your name, contact details, criteria, saved deals and proof of funds are erased; offers and ratings another person relies on stay, with nothing that says who you were. What we keep is set out above. You can still email the address below for anything the settings do not cover.
Children
This is a service for people doing business in real estate. It is not for anyone under 18, and we do not knowingly collect information from children.
Changes
If we change this policy we will update the date at the top, and tell you if the change matters to you.
